Fall 2024 Neighborhood Newsletter

Dear Residents,

As the leaves change and we embrace the cozy days of fall, we’re excited to share updates and important information. Thank you for being an active part of our community!

Dues Drive Update

Last year, we achieved a 35% participation rate in our membership drive, with 92 residents contributing—thank you to everyone who participated! However, we still need more support to ensure the success and growth of our neighborhood. Many of those who haven’t contributed yet may think things are fine, but the truth is, we need everyone’s help to keep our initiatives going and improve our offerings.

Our next dues drive is now underway and will run through January 1, 2025. We need your support. Every contribution matters! Click here to see why I should join.
Note: We are now in 2025 - it's not too late to pay your dues for 2025!

We’d also appreciate your feedback. Your input is essential as we continue to strengthen our community!

We will have our annual meeting: discuss items from 2024, review the finance report, open the floor to concerns for 2025, as well as hold the yearly elections.

Santa 2024

We’re excited to announce plans for our 2024 Santa event! Join us on Saturday, December 14th, at 6 PM as Santa rides through the neighborhood on a fire truck! We welcome your comments and suggestions to help make this year’s celebration even more special. Please share your thoughts on what you’d like to see this holiday season!

We are planning a 2024 Christmas Block Party Planning Meeting for anyone who would like to volunteer for this event: Planning Meeting is Thursday, Nov 21st at 6:30pm. Sauseda Residence – 13179 Triple B Road

Landscaping Updates

We’d like to recognize Blake Huval of Huval Landscaping for completing landscaping on 4 of our 7 planned areas, with the remaining 3 underway. We’re also discussing an annual maintenance plan with him, as consistent upkeep would require a significant portion of our budget. To sustain this, we need greater community support & more members paying dues. Relying solely on volunteer efforts hasn’t been effective or fair to those who regularly contribute to the upkeep of our shared spaces. >

Neighborhood Watch Updates

Signage: New Neighborhood Watch signs will be going up soon—be on the lookout!
Camera Updates: All cameras are functional.
Safety Concerns: Multiple reports were made in 2024, and any usable information was tagged to police report numbers.
Resident Inquiries:
o Street lights have been addressed. o Muddy water runoff at Lariat & Frontier is being monitored.

Comite Hills Homeowners Association, 2021/22 Highlights

July 30, 2022

Dear Fellow Comite Hills Homeowners,

We trust you are doing well through the COVID-19 challenges that have continued into this year. This is our newsletter for 1H2022 to communicate with the residents of our 256 home subdivision. Comite Hills, a highly regarded residential location in the City of Central....

Highlights from 2019-2021 include the successful funding and installation of new security cameras. Utilizing funds from your homeowner's annual dues, we installed two each, 6 megapixel cameras with low light zoom lenses. Images from these cameras are accessible to law enforcement upon request by contacting the EBR Sheriff's office (Deputy Ben Foret, 225-235-5759) or event. They have already been utilized to identify suspicious vehicles during several incidents throughout the neighborhood. The two camera systems will continue to provide superior monitoring of both entrances to Comite Hills.

We want to express our gratitude to our community members in the late 2021 debates in regard to the new proposal for the Village at Magnolia Square. We have successfully organized our community to present a unified argument to resist an undesirable tie-in at the east Prairie cul-de-sac and encourage effective planning for the sustainment of proposed detention ponds to ensure protection of our community. This is a continuing effort and we look forward your continued support at the City of Central Council meeting in January.

The time comes again to solicit the $100/residence annual membership dues. With these funds, we will be proposing several projects, such as the addition of neighborhood signage at both entrances and for professional landscaping at the roundabouts. In addition to special community projects, these annual dues also fund the support of monthly items such as electricity for the camera system, periodic items like this newsletter, website and email dues, and the like. Our community really appreciates your support.

For the rest of 2022, we anticipate improvements from the City of Central to provide road improvements to our Pecos Avenue and Conestoga Drive west of Pecos as part of the 2022 Asphalt Street Rehab Program.

For CHHO, upcoming items for 2022 include a review and revision of the community by-laws and board elections. As the restrictions on group meetings are relaxed, we will target a community meeting to discuss the budget, project items for the leadership committee, as well as other community concerns.
